Morton & Furbish Vacation Rentals currently represents approximately 160 properties. We have small, one-family homes, condominiums, secluded cabins and large luxury homes listed on our website.

We have invested money in reservation software program. Streamline Vacation Rental Software, provides tracking and history on each guest, a real-time calendar for each property and allows homeowners to log on to view reservations, owner statements and to block dates.

We will provide all personnel necessary to maximize bookings:

We have three reservationists to work with potential guests during our office hours. Email is becoming the preferred form of communication for many guests and owners and allows us to respond to inquiries before or after office hours. We have three phone lines and voicemail that provide information and emergency contact numbers for our guests. Our office hours are based on the season. For low seasons, we are open Monday through Friday, 8 AM to 4 PM. During our busier (high) seasons we are open seven (7) days a week.

We will establish a competitive, seasonal pricing model:

Morton & Furbish uses a seasonal pricing model for all properties. Our goal is to maximize your rentals by basing pricing on comparable unit availability, weather, season, length of stay, days of the week, and any other factors that affect the rental of the property.

Morton & Furbish does provide a 24/7 maintenance manager to ensure that your property is rental ready and allow us to assist tenants with any emergency/problems/complaints that may arise during their tenancy. Please see #3 RENTAL AGENT RESPONSIBILITES for full description. If there is a problem at your property we will notify you in a timely manner. Our goal is to respond to and current any problems a guest may have as quickly as possible.


We at Morton & Furbish Vacation Rentals, always try to remember that this could be the ONLY vacation the guest has all year. So whether your property is an older hunting cabin, or a new luxury home, our guests expect to arrive at a home that is sparkling clean and well maintained. All advertised amenities should be available for the guest to use and should be in working order. The home should be free of owner’s personal belongings or family treasures. Generally speaking, our guests come to Rangeley for a specific reason, I.e. skiing, snowmobiling, fishing, boating, hiking, bird watching….or even because of family tradition. They are usually looking for that ‘small town’, ‘clean air’, ‘slower-pace-of-lift’ experience, but still expect modern amenities like telephone service, cabin/satellite service and internet.


We have two “HIGH” seasons – Winter and Summer. Summer guests want to be on the water and in a more private location. Winter guests are looking for close proximity to snowmobile trails, the ski area and /or cross country trails. During the winter we consider the week between Christmas and New Year’s and February Vacation week a HIGH season. The “High “ summer season is generally after the 4th of July through the third week of August. Depending on the location of your home and the amenities offered, it is important that your home be available for rent for the “HIGH” weeks in order for us to market it correctly and maximize your rentals.


Morton & Furbish Vacation Rentals uses several methods to track our guests’ satisfaction with their experience. Each guest receives a comment card in their check-in packet. This card asks: 1) Was the property listing accurate? 2) was the property clean and well maintained? 3) Was Morton & Furbish responsive to your needs: 4) Would you recommend this property? 5) What were some of your favorite restaurants/activities? Any time a guest has a suggestion for improving the property we forward that suggestion to you for consideration. Each guest is also sent a request for review through our reservation software site. These reviews are then posted on your property page on our website. These reviews aid travelers who might be new to the area or to your property. Many properties have a guest book in the home that gives homeowners insight into how the guest enjoyed the property. Guests may send u email messages, give us a phone call or visit our office to make suggestions and we will then email the homeworker with concerns or suggestions.


The current rental market is very competitive with the supply being greater than demand in the Rangeley region and across the northeast. When potential guests are searching, they are looking at multiple travel destinations and have hundreds of options in front of them. We believe that Rangeley is the best place to vacation and our goal is to offer great rentals at a great value in order to capture every potential guest.

We have learned that amenities matter. Below are some suggestions for making your property stand out.

FORK IT OVER program: We ask that guests donate any unused/unopened food to the local food pantry. Our guests bring the food to the office or our housekeepers pick it up and return it to the office at the end of the day. We make sure it goes to the pantry that services this area. You will see the “Fork It Over” notecard in your home.

CONSERVE & PRESERVE program: We encourage our guests to use energy wisely. We offer suggestions on ways to stay warm/cool, conserve energy and recycle.

RECYCLE program: We collect plastic and glass recyclable bottles. All funds are donated to the Rangeley Lakes Regional School PTA to support programs for the children in our area.

$2 DONATION program: We offer our guests the opportunity to support our community with an options $2 donation to a non-profit organization designated by Morton & Furbish Vacation Rentals.


We offer you the opportunity to give back to this community. Morton & Furbish is often asked by non-profit organizations to donate accommodations as part of a raffle. We also get many requests to provide housing for travel writers coming to our area, photographers, and other tourism professionals. We like to answer these requests positively as often as possible. We do believe that this program brings new guests to our area and.that, often; those guests become repeat customers or are responsible for positive word-of-mouth advertising:
We ask our owners to donate a minimum three-night stay (some homeowners have offered a week-long stay) in their property. The stay is offered in the off-seasons, is good for a period of one year and Morton & Furbish will donate the cleaning cost.

This agreement made and entered into by and between, Morton & Furbish Rental ,Agency, PO Box 1209, 2478 Main Street, Rangeley, Maine 04970, hereinafter referred to as “Rental Agent” and the legal representative(s), successor(s) and assigns of the parties hereinafter referred to as “Owner” (full names listed below):






WHEREAS, OWNER is the owner of Real Estate described as follows: The __________________________________ (name
of unit) property, a private, residential dwelling located at __________________________________ hereinafter referred to as the “PROPERTY”.

WHEREAS RENTAL AGENT, desires to be employed by OWNER, and OWNER desires to employ RENTAL AGENT as Exclusive Agent to provide rental services to the PROPERTY under the terms and conditions hereinafter set forth.

NOW, THEREFORE, in consideration of the mutual covenants contained herein, the parties agree as follows:

1)EXCLUSIVE AGENT: OWNER hereby employs RENTAL AGENT and RENTAL AGENT hereby accepts such employment under the terms and conditions set forth herein, as OWNER’S exclusive agent to lease and rent the PROPERTY. This does not preclude at owner renting independently. See addendum A.

a) The rental rates charged each guest for occupancy under a reservation will be set by RENTAL AGENT based on rents received for comparable units available in the local vacation market. Rates may vary due to weather, seasons, length of stay, availability, holidays, days of the week, number of occupants, etc.


a) The initial term of employment shall be for a period of one (1) year, commencing upon the date that this Agreement is executed by both parties. However, this agreement shall automatically be renewed year to year, unless sooner terminated by the parties in accordance with the terms herein.

b) This agreement may be terminated at any time by either party, with or without cause, on no less than ninety (90) days notice.

c) All sums due by or to either party shall be paid at the termination of this agreement.

3)RENTAL AGENT’S RESPONSIBILITIES: It shall be the responsibility of the RENTAL AGENT to do the following:

a) Exercise its best efforts to market and promote the PROPERTY in order to obtain tenants for the optimum rental of the PROPERTY;

b) Prepare, in a form acceptable to OWNER, and execute on behalf of OWNER, rental agreements with tenants for the rent of the PROPERTY;

c) Provide all personnel necessary to accomplish guest check-in and check-out, key services, bookkeeping services, and on-site inspections of PROPERTY both preceding and following each occupancy for the comfort and welfare of incoming tenants, to ensure that PROPERTY and its contents are in order, that all appliances, electrical and plumbing systems are in proper working condition.

d) Take reasonable steps to ensure that tenants leave the PROPERTY in the same condition as received normal wear and tear excepted. See Addendum B

e) Clean or arrange for cleaning of the PROPERTY

f) Provide the guest with cleaning and linen services, paid for by the cleaning fees collected from the guest on each reservation, including:

1)Clean PROPERTY on the departure of each guest, limited to ordinary housekeeping operations and excluding maintenance due to damages or wear and tear such as carpet cleaning, laundry of drapes, cleaning of windows or replacement of property damaged or removed by a guest.

2)Provide guest(s) with fresh linen service at the beginning of each occupancy under a reservation, which includes bed sheets, pillowcases, bath towels, washcloths, kitchen towels and bathmats.

3)Provide guest(s) with paper towels, trash bags, toilet paper per bathroom, soap, dishwashing liquid and dishwasher soap if needed.

4)Provide any necessary instructions to incoming guest(s) regarding the use of any existing cooking, heating, fireplace or other equipment.

5) Assist tenants with any emergency/problems/complaints which may arise during their tenancy

6)Notify OWNER, as soon as is reasonably possible, of any emergency/problems/complaints that may arise in conjunction with any current occupancy or future occupancy of the PROPERTY.

4)OWNER’S RESPONSIBILITIES: It shall be the responsibility of the OWNER to:

a) Participate in and fully comply with all requirement of this agreement.

b) OWNER agrees to fully cooperate with RENTAL AGENT and to take all reasonable steps necessary and proper in order for RENTAL AGENT to carry out its responsibilities as set forth herein.

c) OWNER shall, at OWNER’S expense, maintain PROPERTY and its contents in good order and repair. RENTAL AGENT shall advise OWNER of the need for periodic refurbishing of PROPERTY, including but not limited to, necessary painting, carpet replacement, and furniture replacement when in the opinion of RENTAL AGENCY, such refurbishing is necessary. Such refurbishing, when authorized by the OWNER, shall be at the OWNER’S expense, for ordinary building maintenance and repair of furniture, appliances, and equipment.

d) OWNER will supply RENTAL AGENT with instructions for any electrical appliances, computer login information, turning on-off water and-or water heaters, furnaces, remote control devices, electric fireplaces, grills etc.

5)INSURANCE: OWNER shall inform their insurance company that they have aged to rent the PROPERTY. OWNER shall provide RENTAL AGENT with a Certificate of Insurance stating that the OWNER currently does have, and shall maintain, a policy of General Liability Insurance Coverage with minimum coverage limits of $500,000 applicable to personal injury and accident claims arising out of the rental and occupancy of the PROPERTY with a financially sound and reputable insurance company authorized to issue such policies of insurance in the State of Maine. OWNER agrees that RENTAL AGENT shall not be liable for guest(s) acts, activities, negligence, or for damage to PROPERTY resulting from any such acts of tenants.

6)INDEMNIFY CLAUSE: OWNER hereby releases RENTAL AGENT from any and all losses, claims, injuries, or other damages PROPERTY sustained by renter during their rental and agrees to indemnify RENTAL AGENT for all damages paid by RENTAL AGENT as a result of said losses including reasonable attorney fees.

7)ASSIGNMENT: This agreement may not be assigned by either party without the prior written consent of the other party.

8)AMENDMENT: This agreement may not be amended except by an amendment signed by both parties.

9)DISPUTES: The parties agree that any disputes or claims shall be filed in the courts of the State of Maine and the State of Maine shall have sole jurisdiction.

10)PAYMENT OF RENTAL INCOME: Payments of rental income, less the commission due to RENTAL AGENT, will be paid on the fifteenth of each month for the previous month’s rental(s). Gross rental revenues will be split as follows:



11)OWNER’S USE: Owner shall provide RENTAL AGENT with PROPERTY availability for at least 12 months in advance, at all times, in order to allow RENTAL AGENT the ability to optimize rentals. If PROPERTY availability cannot be determined within this timeframe, RENTAL AGENT has the right to deactivate PROPERTY until dates are determined. OWNER may make PROPERTY unavailable at any time if PROPERTY is vacant. If PROPETY is occupied before or after the OWNER use, the OWNER will abide by RENTAL AGENT check-in/check-out hours. RENTAL AGENT will clean PROPERTY after owner’s use, operation and maintenance of PROPERTY and all activities conducted thereon. OWNER is responsible for the above-mentioned costs or expenses. If OWNER elects to clean PROPERTY, on OWNER departure of PROPERTY and, on RENTAL AGENT’S inspection preceding a guest occupancy, the RENTAL AGENT – in its sole discretion – deems further housekeeping is necessary to property prepare PREOPTY for occupancy, RENTAL AGENT may perform the services and OWNER’S expense and deduct the service fee from OWNER’S share of the rents.
